   The hardest part of selling through a website is getting the traffic, but this can be avoided if:

1. Use house listing sites to advertise your house and link the website from there.

   A great way to use a website. You are no longer limited to the format and restrictions of the listing service and can really put yourself and home into the site to make an imediate connection with any viewing potential buyer.

2. Advertise locally through print and attatch your website to the material.

   Depending on where you live this can be extremely effective. There are some statistics out there that show areas where 3/4 of the homes sold are sold to local buyers. If you are only going with this method then focus on the print material and forget about the website.

3. Use online advertising, like Google Adwords ( ), can target the exact potential buyers that you are looking for. This can be great for small towns where there is little competition, though large cities wouldn't be worth it because of the cost of bidding against other people selling their house in that area.
